1. Approval of the Issuance of an Alcohol Beverage License to Boga Group, LLC, d/b/a Boga Taqueria located at 12890 Highway 9, Suite 180, Milton, Georgia 30004. The Applicant is Medardo Briceno for Consumption on Premises - Wine and Malt Beverages.

9) ZONING AGENDA
1. U11-02/VC11-04 - 12830 New Providence Road
Applicant: Inner Quest Church - A request to expand the existing 3,800 square foot church to add a new building consisting of an 8,320 square foot sanctuary for a total of 12,120 square feet within 2 buildings with a total of 224 seats. The applicant is also requesting a 4 part concurrent variance for the following:
1) To reduce the 75 foot undisturbed buffer and 10 foot improvement setback along the west property line where the existing parking lot encroaches to a 25 foot undisturbed buffer and 10 foot improvement setback (64-1141(3)(b.));
2) To reduce the 75 foot undisturbed buffer and 10 foot improvement setback along the north property line where the existing and proposed parking encroach to a 25 foot undisturbed buffer and 10 foot improvement setback (64-1141(3)(b));
3) To allow a 5 over 12 roof pitch (64-1146(3)(a));
4) To increase the front setback from 30 feet from the landscape strip to 250 feet (64-1145(3) (b)).

Alert!! Oppose RZ-!!-!8. Change opens up spot zoning on Hopewell
Road.

No it doesn't, the property has not been declared historic by the HPC.

And...the property owner has an open rezoning request for it to be changed to commercial as they feel the "H" zoning would be to restrictive.

And...the planning commission and city council would both still have to approve a zoning change to "H" so don't go around thinking that a store is going to open up next week...the process isn't a short one.

Travis, are you saying that residents should support RZ-11-18, or are you saying that it doesn't matter what we support... that corner is going commercial?

To me it seems that the property owner would like to get an "H" to allow him to open a gas station, but he would really prefer to get a commercial zoning approved so that he can open an even bigger, better gas station.

Is that something that you support?

Karen has promised it will be a Quick Trip with only one pump.

There are ONLY 5 possible structures where the "H" Zoning could potentially be applied.

I don't support a gas station at the corner of Hopewell and Thompson. I'd possibly support a country store or something that is allowable within the current zoning for that property.

I do support the "H" Zoning designation, but only if the restrictions are tighter. IE - A personal affidavit from the property owner regarding a prior use doesn't necessarily cut it for me.

I can't really comment on whether or not I feel the building itself is "historic" as the HPC has an open application for the property currently. I do see it at possible, but I don't have a general consensus on how the rest of the commission feels and it wouldn't be appropriate for me to share if I did.
